Area of Critical State Concern

What is an “Area of Critical State Concern” and Why Does It Matter to Marathon?


Marathon and the Florida Keys are one of only a handful of places in Florida officially designated an “Area of Critical State Concern” by the state government. 


This means we have some of the most sensitive environmental resources in the country — and face serious risks from hurricanes and overdevelopment.

Because of this designation:


  • The state limits new development and population growth to make sure we can safely evacuate people during hurricanes.
  • Any big changes to Marathon’s growth plans, zoning, and infrastructure projects must be approved by the State of Florida.
  • We receive priority funding for canal restoration, wastewater upgrades, and storm protection projects because of this special status.


Why It Matters to You


  • It affects how quickly and where we can build new housing.
  • It determines what environmental protections are in place for our canals, reefs, and neighborhoods.
  • It makes sure our roads and emergency systems can handle hurricane evacuations safely.
  • It means your local leaders need to be strong advocates in Tallahassee to get the resources and fair policies Marathon deserves.
